Steel is the best solution for multi-storey buildings Your construction budget is set A conceptual design is ready You want to check different solutions. We can help ! Key point is to set out the cost of the alternative structural frames and floor solutions Source: steelconstruction.info The final cost of the structure is a sum of different contributions NOT ONLY MATERIAL COST!

We can show you the advantages of steel Steel framing allows more “net floor area” and column-free areas Steel framed buildings are more adaptable: layouts can be conveniently changed to tenants needs during the life of the building Steel buildings are highly prefabricated off-site: easy and fast erection plus top safety Steel solutions can conveniently integrate services (Electr., Water, HVAC) Steel buildings are half the weight of concrete buildings. Robust inherently (advantages in seismic conditions) Steel buildings have excellent sustainability and environmental footprint

Steel framing allows increased “net floor area” and column-free areas New trend: “Net floor area” matters more, not the “gross area”. Before buying or renting, clients require to know the Net Usable Floor Area. Gem tower, New York

With steel solutions in a building (of 28 floors) you get (344 sqm) more to sell or rent With a slim floor solution (on 28 floors) you save 15 cm per floor. 1 additional floor to sell or rent  huge gain of money and less facade cost With steel columns you gain net carpet area Column Concrete Steel diameter (cm) Section 110 HD 400x463 Surface [cm2] 9498.5 589.5 Gain of surface [m2] A concrete - A steel With encased column [m2] 0.8909 0.77603 Tonnage saving [T] 33 Columns per floor 16 Tonnage savings/floor 528 Square meters savings/floor 12.3 Concrete section (tube) On 28 floors, you save 344 sqm!

Examples of Designs in Steel

 Earlier occupancy  earlier rent income! Steel is easier and faster to erect July 2006 = 4 months Comparison of erection speed: Building in steel (left side) vs building in concrete (right side) Observation start April 2006 July 2006 Sept 2006 Febr 2007  Earlier occupancy  earlier rent income!

Earlier rent income is equivalent to the cost of the steel structure  Shortened construction time Construction time of the steel structure: 8 months Construction time of a conventional structure: 12 months Time advantage for the steel structure: 4 months Early rent income through shorter construction time = 800 €/unit x 384 units x 4 months = 1 228 800 € (fabrication cost + erection of steel structure = 1 473 750 €) ArcelorMittal offices - Esch/Alzette (L) Architect: G. We supplied our beams in more than 2500 high-rise buildings worldwide Bear Sterans : 383 Madison Avenue. Built in 2001. Bear Stearns was involved in securitization and issued huge amounts of asset-backed securities, which in the case of mortgages were pioneered by Lewis S. Ranieri, "the father of mortgage securities".[1] As investor losses mounted in those markets in 2006 and 2007, the company actually increased its exposure, especially the mortgage-backed assets that were central to the subprime mortgage crisis. In March 2008, the Federal Reserve Bank of New York provided an emergency loan to try to avert a sudden collapse of the company. The company could not be saved, however, and was sold to JP Morgan Chase for as low as ten dollars per share, a price far below the 52-week high of $133.20 per share, traded before the crisis, although not as low as the two dollars per share originally agreed upon by Bear Stearns and JP Morgan Chase. Ce nouveau complexe sera composé de 4 autres tours[réf. nécessaire] : Two World Trade Center, Three World Trade Center et Four World Trade Center.
